Alarm Monitoring Service: Is the Cost Worth The Service?

Fire alarm monitoring services
provide valuable help to save people and properties during an emergency, when seconds count.  There is not much that property owners can do if they are unaware of an emergency, especially for unoccupied buildings.  Protecting businesses and commercial properties requires a quick response whether they are occupied or unoccupied.

When Commercial Fire Breaks Out, Seconds Count

Fires can double in size in just one minute, which makes it critical to have quick detection, notification, and deployment of emergency personnel. A reliable fire alarm monitoring service can be the difference between life and death.  The sooner that firefighters arrive at the scene of a fire, the more likely the building will experience less damage and lives will be saved.  In fact, depending on the occupancy of your building, it could be required to have a professional alarm monitoring service.

National fire safety codes often determine the type of buildings that require fire alarms and alarm monitoring services.

NFPA101 Standards for Fire Alarm Monitoring

Fire alarm monitoring ensures that an emergency signal is assessed and verified quickly, ruling out a false alarm and transmitting to first responders within minutes.  The National Fire Protection Association (NFPA) lists the main requirements for maintaining active alarm monitoring services in NFPA 101 Section 9.6.4.2.  This standard states the occupancies that are to be equipped to automatically transmit notification of any emergency or fire alarm to the municipal fire department.

New installations of fire alarm systems are required to have alarm monitoring services prior to the final test for acceptance by the Authority Having Jurisdiction (AHJ) and are required to be maintained after acceptance.  Any jurisdiction may adopt and enforce current safety code standards such as:

●       International Building Code (IBC)

●       International Fire Code (IFC)

●       NFPA Standards

Some jurisdictions will have supplemental requirements or have their own code and policies. In big cities like Chicago, additional considerations like the Chicago Building Code must be considered.  Typically, the AHJ is the local fire Marshal and may be under the municipality’s building and code departments.

 NFPA 70 and NFPA 72

Most states will have their own legal requirements for commercial fire alarm installation and monitoring. State code requirements take precedence over national code in cases where they differ. National code requirements include NFPA 72, the National Fire Alarm and Signal Code and NFPA 70, the National Electric Code which detail guidelines for how life safety and security companies must install and monitor alarm systems.

 Commercial Insurance Requirements

Commercial properties are often required by their insurance provider to have some sort of security alarm monitoring. Businesses that are at a high risk for fire may be required to have security alarm monitoring by their insurance carrier, even if the occupancy is below the threshold for national fire alarm code requirements.

Benefits of Commercial Fire Alarm Monitoring

The benefits of reliable fire alarm monitoring for commercial properties and businesses are many, with the most important being saving lives.  Fire alarm monitoring 24/7 allows for quick dispatch of emergency responders which is critical when occupants require fast evacuation.  Fire alarm monitoring services give business owners peace of mind in knowing that their building and occupants are protected in case of emergency.

The many benefits of professional fire alarm monitoring include:

●       Saving lives

●       Reducing injury

●       Reducing property damage

●       Reducing false alarms

●       Possible lower insurance rates

●       Protection against liability and fines

Choosing the right commercial fire alarm service company is important to achieve maximum benefit and feel confident in your fire and life safety system.

When to Install Fire Alarm Wiring in Conduit

When to use conduit in fire alarm system installations is a common question, and one that a fire safety system specialist can assist with.  According to the National Fire Protection Association (NFPA) regulations and National Electric Code (NEC) articles, any wiring that exists in non-accessible areas or below seven feet must be installed in metallic conduit. Non-accessible areas would include behind hard ceilings or drywall.

While this sounds simple enough, there are various codes and regulations related to varying circumstances and locations.  The City of Chicago has an established code that electricians and fire alarm installers must be aware of and may differ from national codes other companies may be familiar with.  According to Chicago fire code, any system that is deemed as required should have the entire system installed within conduit.

Design Considerations for Fire System Requirements

In some cases, even in a non-required building there may be areas which require installation in conduit.  In cases where both a smoke duct detector and fire panel exist both components must be connected with lines in conduit.  Other fire alarm system options such as carbon monoxide detectors, elevator recall function, escalators and visual alarms may also require installation in conduit.  When sprinkler systems are use, or electronic locking doors are included, conduit is also required to be used during installation.

HRSS Offers Guidance on Fire Alarm Installation Conduit Requirements

High Rise Security Systems is a leading fire and safety specialist with vast experience in all local and federal fire safety code requirements.  We work with building owners and electrical contractors to design and develop the best fire detection and alarm system for all types of commercial properties.  We provide guidance on which installations require the use of conduit and where it must be used.

What are My Fire Extinguisher Signage Requirements?

Fire extinguisher signage requirements are detailed in National Fire Protection Association (NFPA) standards along with requirements listed by Occupational Safety and Hazard Association (OSHA).  OSHA standard 1910.57 states that portable fire extinguishers are required to have visual inspections performed every month, along with a required annual inspection by a certified fire extinguisher professional.

NFPA10 is the standard that outlines fire extinguisher signage and inspection requirements, including four inspection categories consisting of monthly, annually, hydrostatic and six-year testing inspection requirements.

Fire Extinguisher Monthly Visual Inspections

Monthly visual inspections may be performed on portable fire extinguishers by the business owner or homeowner, it must be recorded on the extinguisher tags. Every fire extinguisher has tags to record the annual maintenance along with a backside that has spaces to record all 12 monthly visual inspections. Maintaining these visual inspections is important for the safety of your building occupants as well as to maintain OSHA compliance.
Monthly visual inspections should include checking the following:
  • Ensure the safety seal is not broken
  • Be sure the hose is not blocked
  • Make sure instructions are still legible
  • Check the pressure gauge to be sure the extinguisher is fully charged
Fire Extinguisher Annual Inspection Requirements

Only certified, licensed and trained professional fire extinguisher personnel can perform annual inspections, this in-depth inspection requires checking the delivery system of the fire suppressing agent and the mechanical parts of the portable extinguisher itself.  Evidence of these annual inspections is required to be shown on the tag itself to verify compliance.

Integrated Alarm Systems by Fire and Safety Specialists

Integrated alarm systems are fire and safety systems that are monitored with one access control, combining fire, smoke and physical security into one comprehensive life and safety system.  An integrated alarm system includes fire, smoke or gas detection, evacuation notifications and emergency lock-downs which can be monitored and dispatched from one central on-site location or even from an off-site remote location.
Remote locking of all doors during an exterior threat, closed circuit video and motion sensors, even remote elevator control are all beneficial features of integrated alarm systems.  These early warnings, audio announcements, and remote lock-down or evacuations save lives.  Why waste time installing separate systems when you can have a fire alarm system combined with physical safety features for complete protection of your building and occupants.
