What are Commercial Property Fire Alarm Requirements?

 


Significant changes were made last year with the 2019 Chicago Building Code update based on the 2018 International Building Code (IBC). Commercial building owners in Chicago and the state of Illinois should be aware of the changes to the commercial fire alarm code that took effect in August 2020 to maintain compliance.

Commercial Building Fire Alarm Regulations and NFPA 72

The 2019 Chicago Building Code references the National Fire Protection Association, NFPA 72, in several sections.  For example, fire alarm system drawings must be prepared in accordance with NFPA 72.  High Rise Security Systems prepares fire alarm system drawings by NICET certified engineers with CAD file drawings and knowledge of safety and building code requirements. Additionally, new buildings and structures require an installed fire alarm system in accordance with Chicago Building Code and NFPA 72. 

Components of Commercial Building Fire Alarm Systems

Modern commercial fire alarm systems consist of several components rather than one piece of equipment. All components of commercial building fire alarms have an important role and must work together to protect people and property. The most basic components of commercial fire alarm systems include:

 

       Alarm initiating devices - smoke detectors, carbon monoxide detectors, heat or other sensor triggered components are required to detect that an emergency exists.

       Fire alarm notification devices - relay the alarm to alert of emergency with things like flashing lights, chimes, horns, or audible evacuation notification.

       Fire alarm control panel – the brains of any commercial fire alarm system that manages all devices throughout the building.

       Backup power supply - all commercial fire alarm systems require a backup power supply for continuation of protection during power outages.

       Remote control and display panel – remote annunciators provide the ability to manage all fire alarms when necessary.

       Building safety interface - some commercial properties must have added protection such as elevator recall, automatic door entry or evacuation or closure to contain smoke. Additional controls include shutting down the HVAC system to prevent the spreading of smoke are toxic fumes.

All components must work together and in compliance with all fire and safety code regulations including those found in NFPA 72, NFPA 101, 2019 Chicago Building Code, 2018 International Building Code and the Americans With Disabilities Act (ADA). By consulting with an experienced commercial fire alarm systems company, you can be sure that your fire and life safety system is designed in accordance to all regulatory requirements. For example, according to the Illinois General Assembly, Smoke Detector Act, it is the responsibility of the commercial building owner to supply and install all required smoke and carbon monoxide detectors and to ensure they are in good working order. Detectors should be installed on the ceiling at least 6 inches from the wall, or mounted on a wall 4 to 6 inches from the ceiling. 

 Additional regulations effective August of 2020 with the 2019 Chicago Building Code include the following highlights for commercial properties:

  

       All daycares are required to have a City Tie Box connection

       E-occupancy buildings are required to have carbon monoxide detectors in classrooms in addition to common areas, reporting to a supervised attended location

       Smoke detectors are required in all public corridors of institutional occupancies

       Manual system with notification is required in lumber mills

       High-rise buildings require speakers in the entrance of dwelling and sleeping units
